Terms and Conditions

1. Introduction

These Terms and Conditions govern the use of this website and the booking of accommodation with R&O Srl (“we”, “us”, “our”). By accessing this website or confirming a reservation, you acknowledge that you have read, understood, and agree to be bound by these Terms.

3. Reservations & Contract Formation

A legally binding contract is formed once a booking confirmation has been issued to you, including the confirmed dates, rates and guest name.

All prices are stated in EUR and exclude local tourist tax, where applicable. Any local taxes must be paid at check-in unless explicitly stated otherwise.

4. Payments & Deposits

A deposit may be required to secure a reservation. Full payment must be made by 3 months prior to arrival unless otherwise agreed in writing.

Accepted payment methods include bank transfers and PayPal.

5. Cancellation & No-Show Policy

Cancellations made within [90 days] prior to arrival will result in the deposit being non-refundable.

In the event of a no-show or early departure, charges will apply up to the full cost of the booked stay.

6. Guest Obligations

Guests must provide accurate and complete information at the time of booking.

Guests agree to treat the property with care and respect and to comply with any house rules provided prior to or at check-in.

7. ID & Local Legal Requirements

In accordance with Italian law, accommodation providers are required to collect guest identification details for police registration purposes. All guests must present a valid passport or ID at check-in.

8. Limitation of Liability

We are not responsible for the loss, theft, or damage of personal belongings during your stay.

We shall not be held liable for interruptions, delays, or failures caused by events beyond our reasonable control (force majeure). Any liability, where applicable, is strictly limited to the total cost of the accommodation booked.

9. Governing Law & Jurisdiction

These Terms and Conditions are governed by Italian law. Any disputes shall be subject to the exclusive jurisdiction of the competent courts of Bari Puglia, Italy, unless mandatory consumer protection laws provide otherwise.

10. Changes to Terms

We reserve the right to amend or update these Terms and Conditions at any time. Any changes will take effect upon publication on the website.
